What you want are the words or phrases listed bottom side of the list, what is called "low hanging fruit". These are the ones that are used least - or better yet, that are not used at all. It's easier to build your traffic for your niche around these keywords or phrases. This is because you'll be the only contender when someone searches for those particular keywords.
Now all you need to do, once you've identified the perfect keywords to use for your niche site, is to use it. (A good tip: Google loves it when in-url or in-title keywords are used, because it's easier for them to know what a site is all about) This will mean you're already halfway to building your niche horde.
